EIFS vs. Stucco

Home

From looking at the exterior of a home, it can be quite difficult to tell the difference between stucco and an EIFS (Exterior Insulation and Finish System). They look very similar because an EIFS is covered in a similar material to what stucco looks like. Before you decide whether EIFS is right for your home, keep reading to learn about the primary differences between an EIFS vs. a stucco exterior.

Construction

Probably the greatest difference between an EIFS and a stucco exterior is the way it is constructed. An EIFS has a base layer of expanded polystyrene (EPS) insulation board attached to the wall sheathing, then a thin base coat is applied over the EPS boards, with a fiberglass reinforcing mesh fully embedded into the base coat. The base coat is sealed with a finish coat that is available in a wide variety of colors and textures.

A stucco exterior wall consists of a layer of “enhanced” cement-based stucco covered with a thin finish coat, and it can be installed over stone or plywood.

Durability

One of the main differences between EIFS and stucco is that an EIFS is significantly more durable and will last longer than a stucco exterior. With an EIFS, you will rarely need to repaint it since it is covered with a special acrylic coating that’s resistant to fading, chalking, and yellowing. It is also less likely to crack than traditional stucco because of the mesh netting that reinforces the base layers.

Design Flexibility

While both an EIFS and a stucco exterior have a similar look to them, an EIFS allows for more design flexibility. It is easier to install because it is more flexible than a traditional stucco exterior, and it is ideal for design elements like arches, columns, special moldings, and decorative accents.
